Introducing a Rent Protection Insurance Scheme for Landlords in Singapore

First-of-its-kind policy will insure landlords against tenants absconding or defaulting on rentals. Government Policy Related To Housing & Market Trend Updates

New measures to ensure public housing serves the public’s needs take immediate effect (from 30 August 2010)


One of the main changes was a revised Minimum Occupancy Period (MOP) of five years for the resale, subletting and private property purchase by HDB flat owners. Prior to this announcement, the MOP for the owners who wanted to resell or sublet their flats was three years, while there were no restrictions on the purchase of private property. In addition, these measures apply to non-subsidies flats, which means the same restrictions for flats subsidies by CPF grants now apply across the board.

The second main change is that any owner of private property who buys a non-subsidies flat now has to dispose of his/her/their private 
property within six months of the Date of Purchase of the HDB flat. There was previously no such imposition. 

 

The Ministry of National Development (MND) announced earlier three key measures to ensure a more sustainable growth of the property market: an increase of the holding period for the imposition of Seller’s Stamp Duty (SSD) from one to three years; increasing the minimum cash payment from 5% to 10% for property buyers with an existing mortgage who want to buy a new property; and a decreased Loan-To-Value (LTV) limit of 70% down from 80% for housing loans granted by MAS-regulated financial institutions.


Policy Changes to Support an Inclusive and Cohesive Home

 To reinforce the privileges of citizenship, the full amount of the CPF Housing Grant is given only to eligible Singaporean families comprising at least two Singapore Citizens. For families with only one Singapore Citizen (SC) and at least one Singapore Permanent Resident (SPR), the amount of the CPF Housing Grant is reduced by $10,000. Such families can apply for a $10,000 Citizen Top-Up when an SPR family member in the SC/SPR household takes up citizenship or if the couple has an SC child while still in ownership of the flat.

   What is the expected yield?

The yield is normally calculated by dividing the gross annual rental by the purchase price. An acceptable yield in today’s market is to achieve anything above 3.5%.

Yield is also very subjective for it is property and location specific. For high end properties, the obtainable yield is more often than not lower than that of mid market properties. This is due to the fact that high end properties generally have a much higher purchase price which may not necessarily translate to an equally high rental. In such instances location would only mean that the property would be easier to let with no guarantee of higher rentals. 

Most offers made for investment properties are normally calculated based on the potential rental income and corresponding yield. On this note, it is important to note that tenants do not really consider the tenure of a particular property. What matters most to them would be the location, the condition of the property, surrounding and other intrinsic and extrinsic values with the exclusion of tenure. But for buyers, the tenure is of primary consideration.

Japanese Occupation

On 15th February 1942, the whole of the Malaya Peninsula was occupied by the Japanese Government following the fall of Singapore.

During the occupation of Japanese Government, the Japanese introduced new currencies as a replacement of those previously in use in the occupied territories of Malaya, North Borneo, Brunei and Singapore. The new currency in Malaya and Singapore were issued at the par value with the existing British Malaya currency notes (Malayan dollar) and first entered circulation in 1942.
 
The first series of Japanese occupation notes had serial numbers, but these were later omitted leaving the control letter "M", meaning Malaya.

 
The Japanese authorities simply printed more notes whenever they required it. This resulted in high inflation and a severe depreciation in value of these notes. Moreover, counterfeiting was rampant due to its lack of a serial number on their notes.

The Japanese occupation notes were also well known as Banana Notes. It was named as such because of the motifs of banana trees on 10 dollar banknotes.

Manchukuo often overprinted its own older stamps with slogans to mark recent events, then re-releasing them for use. The underlying stamp in this case is a 4-fen issue of 1936-1937, showing the Northern Mausoleum at Mukden (another example of the use of Qing-era Manchu imagery to instill legitimacy, as this was the burial place of the early Manchu rulers before the Qing capital was moved to Beijing). It was overprinted in 1942 with the slogan “In commemoration of Singapore’s return to our East Asia.” This refers to the fall of British-ruled Singapore to Japanese forces on February 15, 1942. The overprinting of stamps with this slogan began on February 16.

Singapore became a separate Crown Colony on 1 April 1946. From 1 August 1958 an internally self-governing territory designated the State of Singapore. From 16 September 1963 part of the Malaysian Federation until 9 August 1965, when it became an independent republic within the Commonwealth.

1985 (9 Aug) 25th Anniversary Of HDB

 

Shortly after independence, Singapore faced a serious problem of housing shortages. In response, the government passed the Housing and Development Act of 1960 to formation the HDB on 1st february 1960 which replaced the existing Singapore Improvement Trust with the Housing and Development Board.

Led by Lim Kim San, its first priority during formation was to build as many low-cost housing units as possible, and the Five-Year Plan was introduced. Later, the people were allowed to use their Central Provident Fund money for downpayment. These efforts were however not successful enough then in convincing the people living in the squatter settlements to move into these flats. It was only later, after the Bukit Ho Swee Fire, that HDB's efficiency and earnestness won the people over.

There are total 54,430 housing units were built between 1960 and 1965 by the HDB. Due to land constraints, high-rise and high-density flats were chosen.

Location is very good, located in historical area and near 2 MRT stations (Farrer park and Lavender), International Education institute and City Square Shopping mall and Mustafa (24 hours shopping mall), Litter india Surrounded by conservation shop houses.

It is unique by itself in term of facilities, entertainments, recreation and location. Although it is a residential apartment but you will feel like living in hotel at Roberson Quay peacefully and entertainment all day long.

CORENET :  COnstruction and Real Estate NETwork is a major IT initiative led by the Ministry of National Development and driven by the Building and Construction Authority in collaboration with other public and private organisations. It also broadcasts events organised for the building and construction industry to its subscribers in a regular and timely manner.

The agencies  involved are BCA, IDA, JTC, LTA, MOM, NEA, NParks, PowerGas Ltd, PUB, SPRING Singapore, SCDF and URA.

The Professional Bodies / Associations involve are Association of Consulting Engineers, Singapore (ACES), Institution of Engineers, Singapore (IES), Real Estate Developers' Association of Singapore (REDAS), Singapore Contractors Association Ltd (SCAL), Singapore Institute of Architects (SIA), Singapore Institute of Surveyors and Valuers (SISV)

TradeNet : The TradeNet® System is a nation-wide Electronic Data Interchange (EDI) System which allows the various parties from the public and the private sectors to exchange structured trade message and information electronically.
